The whole backyard in two proposals. Proposal 5213-2 ($103,000) builds the pool with its sunshelf and flush spa, the finishes, the deck and grass strips and a complete Jandy equipment pad, with engineering and every pool permit fee included. Proposal 5213-3 ($33,250) finishes the lanai with a wood slat ceiling and a Bull Charleston outdoor kitchen, kitchen permits included.

Potential advantages

A flush spa. 6' x 10' with 8 therapy jets and an air blower, level with the deck at the end of the pool.
A long sunshelf. 19' x 6' for three in-water loungers, with two bubblers.
Year-round water. The Jandy VersaTemp heats in winter and chills in summer, all from the iAquaLink app.
A finished lanai. Warm wood slats on the 33' x 13' ceiling and a 10 ft DuraBull kitchen with grill and fridge.
Permits with no surprises. Every pool permit fee is in the price, and the private provider keeps the project at least 50% faster.

Limitations to resolve

Your selections. Pool finish color, deck material within the allowance, and the kitchen granite and cabinet colors.
Two approvals. The pool and the outdoor living are separate proposals; you can approve both or only the pool.
Site conditions. Dewatering, if the water table requires it, is not included.
Timeline. About 10 days of engineering, up to 15 days for permits, then 60 to 90 days of construction; kitchen permits can take 4 to 12 weeks.
Final layout. Dimensions are approximate; elevations and the final layout follow the engineered plans and site conditions.

Next decision: approving the pool proposal lets engineering start; we then confirm the finish color, the deck material and the kitchen colors together.
